Upgrading 2008 R2 Hyper-v cluster to 2012

I've seen several questions like this in the forum already, but I'm still left confused and not able to proceed with my upgrade with any certainty.  Hopefully everyone will indulge me this partial re-hash and maybe we can help some others along the way. 

I have a 2 node 2008 R2 H-V HA cluster.  I have a newly acquired 2012 server that I want to ultimately be the third host in the upgraded 2012 cluster with the other two hosts after they have been upgraded to 2012.  I understand that I can't have a mixed cluster.  So how do I best achieve this?  I've seen the blogs and posts about the new cluster migration wizard, but I'm confused by them.  Can I have a cluster of ONE machine (the 2012 host), run the migration to it to seed the HA machines, move the storage LUN to the new host and mask it from the old hosts, fire up the machines on the new host and then rebuild the old hosts with 2012 and join them to the new cluster?  I'm putting particular emphasis on the ONE node cluster part, because without this, I don't know how I do this migration without buying more storage, buying another 2012 node, or lots of down time.
